What services do we provide?
· On moving in, we will support with administration needed to set up e.g. electricity, gas and water supply and council tax. We will help you with other set- up tasks.
· We provide a Contract, to support both parties.
· Mid and West Wales Fire and Rescue Service are comfortable with our Fire precaution arrangements. You should have a copy of the Fire Risk Assessment and this will be reviewed and re issued each year. (Feedback is welcome on any aspect of this).
· We have on site services at least once per week, to ensure any snagging issues are managed and fixed.
· We provide and manage other Risk Assessments e.g. for the building and site, covering e.g. how to access safely the meter cupboard and how to minimise risk of Legionella.
· We have a service contract for Lift maintenance for the year, plus for safety reasons, Allinanz also visit the lifts x 2 per year.
· We pay separately for the electricity that is used to communally light the building (this has to stay on 24 hours per day for HSE reasons).
· Gas safety inspections are carried out annually on the hobs and boilers and safety certificates are awarded for the boilers from this process. (We also review any plumbing needs typically during this process).
· Fire alarm checks are made regularly, by both in- house staff and a Contractor and safety certificates are given twice per year.
· Resident’s own electrical items are requested to be supplied for regular PAT testing.
· Communal areas are cleaned weekly and windows (outside) are cleaned each month.
· We have an arrangement to ensure that rubbish is put out for collection the night before the Council come to collect.
· Rodent control is checked and amended professional, each quarter of the year.
· We carry comprehensive buildings insurance. (Residents only need to insure their own contents)
